Long-Term Vision
Heiwa Real Estate operates in three main business segments: the Building segment leases buildings in major cities of Japan; the Asset Management segment supports the growth of Heiwa Real Estate REIT, Inc.; and the Redevelopment segment develops attractive urban spaces for people across the country.
Business Operations
Heiwa Real Estate owns over 50 buildings, particularly in these districts: Nihonbashi Kabutocho in Tokyo, Kitahama in Osaka, Sakae in Nagoya, Tenjin in Fukuoka, and Odori Park in Sapporo.
Portfolio Data
Heiwa Real Estate was founded as a company that owned and leased stock exchange buildings for the Tokyo Stock Exchange, Osaka Securities Exchange, Nagoya Stock Exchange, and Fukuoka Stock Exchange. These exchanges are still tenants in our buildings. (Japan’s other stock exchange, the Sapporo Stock Exchange, was established after Heiwa Real Estate’s founding and has not been a tenant.) Leasing revenues from stock exchange buildings were the main source of the Group’s earnings at first, but they now account for around 10% of leasing revenues in the Building business segment, while leasing revenues from office buildings make up over 60%.
Today, the lease fees are fixed and paid monthly, just like leases for office buildings. In the past, however, the lease structure had a fixed and a variable portion that depended on the value of monthly stock trades. For that reason, our revenues used to fluctuate with stock market trends.

Heiwa Real Estate’s shares were listed on the Tokyo Stock Exchange, Osaka Securities Exchange, and Nagoya Stock Exchange in May 1949, the Fukuoka Stock Exchange in July 1949, and the Sapporo Stock Exchange in July 1950. Each of these dates corresponds with the reopening of the respective stock exchanges following the end of World War II.
